The Most Common Underwater Mortgage Mistakes—And How to Avoid Them
Life can be stressful enough before you discover that you've got an underwater mortgage. There's a good chance that you were already pressed financially, and finding out the house you'd invested in for your retirement probably won't pay you a dime just seems to add insult to injury, doesn't it?
But while the situation is stressful, this isn't a case of life or death! Believe us, please—Kristin and I have been where you are now, and we've come out the other end with our sanity and our family intact. We can show you how to do it, too.
Whatever you do, though, don't let the stress of your situation push you into making some very common, very understandable, mistakes:
- Ignoring the situation. If you ignore your underwater mortgage or your overall financial situation in the hopes that everything will get better by itself, you're in for some very unpleasant surprises! On the other hand, if you take this bull by the horns, you'll be able to position your family to survive and start a new life.
- Letting other bills go. Right now, you need to start deciding whether you'll try to negotiate a short sale or if you want to foreclose to get out from under your underwater mortgage. But if you let your other bills go and you foreclose, you're going to have a much harder time getting your credit back in order later!
- Paying someone to handle your situation for you. Don't let anyone convince you that they know more about how to handle your underwater mortgage than you'll be able to learn and do yourself. They don't. And please don't pay someone to try and negotiate a loan modification for you, when you can call the bank yourself. All they really know is how to rip people off. The only person you're going to want to bring into this situation is an experienced, certified short sale Realtor to help you negotiate a short sale if you decide to go that route.
- Going forward full tilt without thinking or planning. You might be in a very tight situation right now even without your underwater mortgage. You could be tempted to just act, and act now!—to get clear of things. But if you leap before you look, you could well be leaping into something that's worse than what you're dealing with now! Take a deep breath or ten, take the time to learn what you need to learn, and then act from a position of strength.
- Listening to your mortgage holder. Your lender wants one thing—to milk every possible penny of profit out of you. These days you don't get a mortgage from a small local bank where you know your banker. At least, very few of us do. Most of us are dealing with investment banks that bought our mortgages from other investment banks!
- Thinking from your heart and not your head. You can't let anyone try to tell you that getting out of an underwater mortgage is a moral decision. This is a business decision, and you need to make it the same way that CEOs make the same decision. Do you doubt us? Well, CEOs walk away from underwater mortgages all the time.
You have a lot of options for dealing with your underwater mortgage, and you and your family will come out the other side just fine as long as you take the time to plan and choose for yourself how you want to handle this situation.
Stay calm, learn what you need to, and start planning. Soon you'll realize that an underwater mortgage is just another challenge in life!
